Antigua and Barbuda

Luxury homes, built on approved designs.

Container-frame, concrete-plastered homes across Antigua. Pre-approved by the Development Control Authority, so your build starts sooner and stalls less.

Who we are

Homes built for island living, held to a higher standard.

Marvel Luxury Homes builds across Antigua from a base in Cassada Gardens, St. John's. We work from a small set of pre-approved designs, so the planning path is clearer and the build is quicker, without the result looking like anything but a considered, high-end home.

Whether you are building your first home on the island or investing from abroad, the process is the same: an approved design, an honest price, and a team you can reach.

How we build

A faster build, finished like a traditional home.

An industrial-grade steel container frame, finished in concrete plaster and engineered to match the strength of concrete-block construction. It goes up faster than a traditional build and is finished so it reads as any high-end home, for residential and commercial projects alike. Here is the path from your first meeting to your keys.

The build-time advantage sells only when it is a real date range, so the week figures stay as placeholders until Marvel confirms them. The same goes for the claims below, which need the exact standard, the insurer, or the source before they go live.

Marvel's published figures, to substantiate before launch
  • 40% lower build cost than conventional construction
  • 70% faster build, months to weeks
  • Category 5, 185+ mph wind resistance
  • 60% lower CO2, 40% lower utility bills, up to 30% insurance discount
These are taken from Marvel's current site and shown here as claims to verify, not as confirmed facts. Each needs its standard, insurer, or source attached before it can appear on the live page.

Financing and buying

Two paths, each with its own answers.

Local buyers and overseas buyers ask different questions. Each side shows only what that buyer needs.

Building in Antigua

Local buyers, pricing in XCD
  • Finance your Marvel home through named banks
  • Indicative deposit: deposit %
  • Total price in XCD, stating what is in and out (land, site works, utilities, DCA fees, furniture)
  • A monthly-payment estimator, because locals decide on the monthly number
  • Pre-approved design, so the bank lends against an approved plan
Estimator note. Bank rates and deposit terms to be confirmed before this goes live. No rate is shown until it is real.

Investing from abroad

Overseas buyers, pricing in USD
  • Buying as a non-citizen: the Non-Citizen Landholding Licence, about licence % — verify of value, plus legal costs
  • What Marvel handles for a remote buyer, start to finish
  • Weekly photo and video updates; payments tied to inspected milestones
  • Rental returns shown as a worked example once real figures are confirmed
  • US-reachable contact on the Miami 305 line
On claims. The old rental yield and occupancy figures are left off because they were unsupported. Citizenship by Investment is left off entirely unless the designs are on the CIU-approved list.

Regulatory de-risking

Why pre-approval matters.

Less waiting

The design is already approved by the Development Control Authority, so you spend fewer weeks waiting on planning before work starts.

Easier to finance

A bank is more comfortable lending against a design the authority has already approved, which ties straight to the financing on offer.

Exact wording to be set with Marvel: pre-approved usually means the design is approved and each lot still needs its own site application. The page will say that and will not claim the DCA process is skipped.

The location

An island people choose to stay.

Antigua and Barbuda is a Caribbean nation known for its beaches and year-round climate, with direct flights from North America and Europe. It draws people looking for a secure, stable place for a second home.

Marvel builds across the island, with the sales base at Cassada Gardens, St. John's.

Where each home sits

A site map showing plot locations and orientation to be added once Marvel confirms the current developments.

Questions

Common questions.

These answers also feed the chat assistant, so a buyer gets the same answer whether they read or ask.

Is this approved to build in Antigua?

The designs are pre-approved by the Development Control Authority. Each plot still needs its own site application, which Marvel handles as part of the build. Exact approval wording to be confirmed with Marvel.

How is a container-frame home different?

The frame goes up faster than block construction and is finished in concrete plaster, so the result looks like a standard luxury home. Full method and timeline to be confirmed.

Can I get bank financing?

Financing is available to local buyers through named banks. Because the design is pre-approved, the bank lends against an approved plan. Deposit and rate details to be confirmed.

I live overseas. Can I still buy?

Yes. Overseas buyers need a Non-Citizen Landholding Licence (about licence % — verify of value) plus legal costs. Marvel manages the build remotely with weekly updates and milestone-based payments.

What does the price include?

Marvel's current published range is XCD 750,000 to 1,300,000, about USD 277,775 to 481,481, for custom designs of 2,000 to 3,200+ sq ft (to confirm as current). The full price and what is in or out of it (land, site works, utilities, DCA fees, furniture) will be listed per design once final per-design pricing is confirmed.
